First Office Building at Greenwich Peninsula

  • 200,000 square foot, fully-let ’14 Pier Walk’ building secures BREEAM ‘Excellent’ Rating with a score of 76.11% and leading Energy Performance Certificate band B rating with score of 37.
  • The Transport for London occupied building uses bore holes for ground water cooling and heating; rainwater storage; green roofs; intelligent controlled gazing and lighting controls.
  • Result is a 41% reduction in the building’s carbon footprint than the stated target within current Building Regulations.

14 Pier Walk, the newly opened 198,000 square foot building at Greenwich Peninsula occupied by Transport for London, has received some of the highest sustainability ratings ever awarded to a large-scale commercial office development.  The 76.11% score in the BREEAM rating puts in well into the top ‘Excellent’ category.  The energy efficiency score of 37 (Band B) in the Energy Performance Certificate compares with typical ratings of 62 (Band C) for new build offices and 118 (Band E) for existing stock. 

The building, designed by Sir Terry Farrell and Partners, lies at the heart of the new commercial district, Peninsula Central.  It has been developed by Lend Lease and Quintain who together lead Greenwich Peninsula Regeneration Limited (GPRL).  Hilson Moran undertook both the Sustainability and Building Services Consultancy as part of their role, developing the energy strategy, BREEAM assessment and integrated engineering services design on this project.

The scores are especially impressive as 14 Pier Walk is a large scale, air conditioned building.  They have been achieved through the use of a combination of technologies which include:

  • Cooling, heating and domestic hot water is delivered from an on-site, 110m-deep, ground-source system which provides 10% of the building’s total energy.
  • Water conservation measures include rainwater harvesting, the water from which is used in flushing toilets and for landscape irrigation.
  • Actively chilled beams help control office temperature and solar controlled double glazing facades incorporate opaque panels to help control energy transfer to & from the building.
  • 1128 m2 of extensive, living, bio-diverse roofs support 35 different species.
  • 90% of construction waste was recycled with recycled materials and FSC timber used during construction.
  • Transport impacts are minimised as the building is located 2 minutes from North Greenwich underground station and bus interchange.
  • The Building Management System provides energy and carbon reports for major systems and each quarter-floor-plate, ensuring continued performance monitoring.
  • Greenwich Peninsula Regeneration Limited and TfL have also entered into a “Green Lease”, agreeing to collaborate in continually maintaining and improving the building’s operational efficiency over the 20-year term of the lease.

Together they deliver a 41% reduction in the building’s carbon footprint against the stated target within current Building Regulations (Part L).  Commercial properties and public buildings currently account for nearly 25% of the UK's carbon emissions, contributing to global climate change and Energy Performance Certificates were introduced in October 2008 to help improve the energy efficiency of all buildings.

14 Pier Walk is the new home for Transport for London, with 1,600 employees now working on Greenwich Peninsula with the building formally opened by Mayor Boris Johnson in June 2009.

About 14 Pier Walk and Mitre Passage

The buildings comprise a set of curved “blades” of office accommodation and landscaping that establishes new public space. The building blades have different heights and colour, and form a family of dynamic shapes along a curve that appears to ripple out from the O2 and responds to the river. Unlike most office buildings, the façade is irregular and colourful, and adds interest to this new and exciting quarter of London.
